Can I succeed as a side-hustle property developer with no full-time experience?

How challenging is it to work as a property developer or builder?

And currently, I'm employed in sales and have a side business that could evolve into my own enterprise, earning about 90k after taxes.

But my fiend persuaded me to get a builder’s license and build on the side, which he managed himself.

Now, I'm completing a building diploma and aiming to eventually obtain a builder’s license. So if I secure the license but don’t invest much hands-on time in construction, is it overly risky to use my capital for side projects?

And I don’t intend to be an unreliable builder who cuts corners. But will I need an enormous amount of expertise to succeed, or am I just setting myself up for failure?
 
You're better off hiring someone to manage the build than doing it yourself. Look for a supervisor or leading hand who can run the project so you don't have to. Advice from a carpenter.

Takes a lot more than just a side job.
 
Oh, property development is absolutely where it's at! You've gotta get a handle on the types of projects that fit your budget and figure out what's actually going to bring in the cash.
A solid builder is key they'll totally help you juggle more projects and keep the quality high, so you don’t have to stress about every little detail yourself.
 
To really get your license, you’ll need hands on experience along with what you’re learning at TAFE or Uni. If you want to be a property developer, you’ve gotta go all in no half measures. There's too much on the line in terms of resources and what you could lose.
 
It really hits me how, in most states, you just can’t get your builder’s license unless you can prove you’ve actually been running builds. I’m sitting here thinking that having the qualification alone feels almost meaningless it’s nowhere near enough, and that honestly feels a bit daunting.
