How can I buy a home with no deposit after divorce and no super?

I need solid advice, even though it sounds pathetic. I’ve been self-employed for 14 years, and during that entire time, my retirement plan was my property. All my extra cash went into the mortgage instead of super because I was self-employed and didn’t pay into it. That strategy ended in divorce, and my ex-wife got the ENTIRE property.

My question is this: how can I get back into the real estate market with a small or preferably no deposit home loan while not increasing personal income, child support obligations, or tax liabbility? I did take out two individual life insurance policies, so if I die, my child will receive substantial amounts from each. But in the interim, I still need to live, achieve my goals, and build retirement savings. Your advice is greatly appreciated. To the flop comments: Godspeed.

You're not pathetic, mate not even close. You had a truly great strategy, and it breaks my heart that it didn't work out. And good on you, truly, for reaching out for help.

Life can sure throw us some curveballs, and not the ones we're hoping for. I'm guessing you're still self employed, so the income's still coming in and you can keep moving forward even if it's probably slower than you'd like. You haven't said how old the little one is or where you live, but it might be worth holding off on any real bump in income until the kiddo turns 18, or moving out to a rural area. My one piece of advice:: talk to a professional about how you're feeling. I could throw out a cliché like it's not weak to speak, but at the end of the day, you've got to look after yourself first. Best of luck!
