Where can I safely invest $400k short-term for rental help and a future deposit?

I recently got divorced and sold the house, now I'm downsizing to a rental apartment.

I'll have about $400k in cash that I want to use short term to help cover high rental costs while I sort my life out over the next year.

I'm looking for advice oon the best place to put this money to get a good return. But if a property comes up, I need to be able to access the money for a deposit in the meantime.

Based on solid data, my advice: just wait May out. Don't enter the markets stocks, ETFs, crypto, NOTHING. Outside cash, gold, and property are the SAFEST.

Here's the deal: just keep renting long term and snag a couple of investment properties instead. The rent you’re paying? Still way less than the mortgage payments if you bought that unit.
