How much can we borrow on $270k salary with Sydney PPR equity for an IP?

Hey there! So, how much can a married couple making $270k a year actually brrow? We own our home in Sydney outright, so we’ve got a ton of equity. Zero other debt and super low expenses.

Looking to buy an investment property. I’m assuming a pretty bad rental yield to be safe (like 3% before insurance, maintenance, agent fees, etc., so maybe 2%-2.5% rental income after costs?).

Hi there. I've recently moved into a nice neighborhood.

The agent fees came in at just under 8%.
The yield is around 5%.
I'm paying about $1,600 a year for insurance.
Rates are roughly $2,500 annually.
I'm setting aside $5,000 each year for maintenance.

From what I understand, you can usually borrow about 6 to 7 times your income, but it’s a good idea to talk with a broker to get a clear answer for your situation.

You can generally stretch to 5 6 times your income. Have a proper conversation. Release 20 or 30% equity plus fees. Get pre approval for the remaining 70 or 80%. Aim for a 105% loan. Maximise your negative gearing benefits. Maximise your taxation benefits.
